A lak\u00e1spiacon p\u00e9ld\u00e1ul az \u00fcgyf\u00e9l aktivit\u00e1s szinte m\u00e1r a tavalyival azonos, \u00e1mb\u00e1tor az ad\u00e1s-v\u00e9telek sz\u00e1ma m\u00e9g elmaradt az ilyenkor szok\u00e1sos ny\u00e1r eleji pezsg\u00e9st\u0151l. A v\u00edrus miatt az \u00e9p\u00edt\u00e9si telkek piac\u00e1n is l\u00e1tv\u00e1nyosan lassult a forgalom, m\u00e1ra azonban az ad\u00e1s-v\u00e9telek sz\u00e1ma alig maradt el a tavalyi \u00e9v azonos id\u0151szak\u00e1t\u00f3l. \u201eEgy \u00e9ve a nagyobb v\u00e1rosok k\u00f6zel\u00e9ben l\u00e9v\u0151 telep\u00fcl\u00e9seken volt \u00e9l\u00e9nk a telekpiac, k\u00fcl\u00f6n\u00f6sen a budapesti agglomer\u00e1ci\u00f3ban, \u00e9s ez a tendencia tov\u00e1bbra is \u00e9rv\u00e9nyes. A vid\u00e9ki r\u00e9gi\u00f3k k\u00f6z\u00fcl a Balaton-k\u00f6rny\u00e9ki telep\u00fcl\u00e9sek emelkednek ki, ahol a korl\u00e1toz\u00e1sok ellen\u00e9re is akt\u00edv volt az ad\u00e1s-v\u00e9tel\u201d \u2013 \u00f6sszegezte az Otthon Centrum legfrissebb adatait So\u00f3ki-T\u00f3th G\u00e1bor elemz\u00e9si vezet\u0151, aki megjegyezte: a lak\u00e1spiachoz hasonl\u00f3an a telkek eset\u00e9ben is a kor\u00e1bbin\u00e1l t\u00fcrelmesebbnek kell lennie az elad\u00f3knak, ugyanis n\u0151tt az \u00e9rt\u00e9kes\u00edt\u00e9si id\u0151.<\/p>\n<p class=\"text-align-justify\">Mozgol\u00f3d\u00e1s az agglomer\u00e1ci\u00f3ban<\/p>\n<p class=\"text-align-justify\">Az Otthon Centrum k\u00f6zvet\u00edt\u00e9s\u00e9vel 2019-ben \u00e9rt\u00e9kes\u00edtett telkek 14 sz\u00e1zal\u00e9ka Budapesten, 37 sz\u00e1zal\u00e9ka a f\u0151v\u00e1rosi agglomer\u00e1ci\u00f3ban tal\u00e1lt \u00faj tulajdonosra. A j\u00e1rv\u00e1nyhelyzet ellen\u00e9re az idei \u00e9v janu\u00e1r \u00e9s m\u00e1jus k\u00f6z\u00f6tti elad\u00e1sai alig maradtak el az egy \u00e9vvel kor\u00e1bbi \u00e9rt\u00e9kt\u0151l, viszont az ad\u00e1s-v\u00e9telek f\u00f6ldrajzi megoszl\u00e1sa nagym\u00e9rt\u00e9kben v\u00e1ltozott. A f\u0151v\u00e1rosban jelent\u0151sen csendesedett a telekpiaci p\u00f6rg\u00e9s, ezzel szemben a vid\u00e9ki r\u00e9szesed\u00e9s (54 sz\u00e1zal\u00e9k) mellett a Pest megyei agglomer\u00e1ci\u00f3s piac is n\u0151tt (41 sz\u00e1zal\u00e9k).<\/p>\n<p class=\"text-align-justify\">\u201eAz agglomer\u00e1ci\u00f3 \u00f6sszes szektora megmozdult, a legt\u00f6bb telek Mogyor\u00f3don \u00e9s \u00c9rden tal\u00e1lt gazd\u00e1ra, de \u00e9l\u00e9nk volt a piac Budakeszin, Buda\u00f6rs\u00f6n, F\u00f3ton, Piliscsab\u00e1n, S\u00f3sk\u00faton \u00e9s Tahit\u00f3tfaluban is\u201d \u2013 mutatta be a jelen telekpiaci szerkezet\u00e9t az elemz\u00e9si vezet\u0151. Elmondta, Pest megy\u00e9ben nagy a sz\u00f3r\u00e1s az \u00e1rak k\u00f6z\u00f6tt, a legolcs\u00f3bb telkek\u00e9rt n\u00e9gyzetm\u00e9terenk\u00e9nt 1000 forintot fizettek, m\u00edg az agglomer\u00e1ci\u00f3 d\u00e9l-keleti szektor\u00e1hoz tartoz\u00f3 telep\u00fcl\u00e9seken m\u00e1r 4-6 ezer forintos n\u00e9gyzetm\u00e9ter\u00e1r volt a jellemz\u0151. Budapest k\u00fcls\u0151 ker\u00fcleteiben nagys\u00e1grenddel t\u00f6bbet k\u00e9rnek a telkek\u00e9rt (35-40 ezer Ft\/m2), enn\u00e9l olcs\u00f3bban csak elv\u00e9tve lehet egy n\u00e9gyzetm\u00e9terhez jutni. Az agglomer\u00e1ci\u00f3 kedvelt nyugati szektoraiban a f\u0151v\u00e1rosi \u00e1rakhoz k\u00e9pest 40-60 sz\u00e1zal\u00e9kkal kedvez\u0151bb az \u00e1r (10-20 ezer Ft\/m2), itt Buda\u00f6rs a legdr\u00e1g\u00e1bb (30 ezer Ft\/m2).<\/p>\n<p class=\"text-align-justify\">Vid\u00e9ken enn\u00e9l is jobban meghat\u00e1rozza az \u00e1rat az elhelyezked\u00e9s, az ingatlan- \u00e9s telek\u00e1rban m\u00e9g hangs\u00falyosabban mutatkozik meg, hogy a v\u00e1roson bel\u00fcl mennyire vonz\u00f3 lak\u00f3hely egy-egy v\u00e1rosr\u00e9sz. Kecskem\u00e9ten tavaly M\u00e1riav\u00e1rosban vagy Als\u00f3sz\u00e9kt\u00f3n 30 ezer forintot \u00e9rt egy n\u00e9gyzetm\u00e9ter, m\u00edg Katonatelepen vagy M\u00e1riahegyen ennek t\u00f6red\u00e9k\u00e9\u00e9rt (4-5 ezer forint\u00e9rt) hozz\u00e1 lehetett jutni ugyanekkora ter\u00fclethez. De a telekm\u00e9retekben is \u00e9rezhet\u0151 a v\u00e1ltoz\u00e1s: m\u00edg tavaly jellemz\u0151en 1200 n\u00e9gyzetm\u00e9tern\u00e9l kisebb telkeket adtak el az Otthon Centrum k\u00f6zrem\u0171k\u00f6d\u00e9s\u00e9vel, id\u00e9n a nagyobb, minimum m\u00e1sf\u00e9lezer n\u00e9gyzetm\u00e9teres telkeket v\u00e1s\u00e1rolt\u00e1k, jellemz\u0151en 2-4 ezer forintos n\u00e9gyzetm\u00e9ter\u00e1ron. Abszol\u00fat \u00e9rt\u00e9kben tavaly \u208b n\u00e9h\u00e1ny kiv\u00e9telt\u0151l eltekintve \u208b a tranzakci\u00f3k a 6-17 milli\u00f3 forint k\u00f6z\u00f6tti \u00e9rt\u00e9ks\u00e1vban t\u00f6rt\u00e9ntek, id\u00e9n 6-13 milli\u00f3s \u00fcgyletek voltak a jellemz\u0151ek.<\/p>\n<p class=\"text-align-justify\">A nagyon akt\u00edv debreceni telekpiac id\u0151ar\u00e1nyosan nem maradt el l\u00e9nyegesen a tavalyi \u00e9rt\u00e9kes\u00edt\u00e9si sz\u00e1mokt\u00f3l. Id\u00e9n a legolcs\u00f3bb telkeket a Bayk Andr\u00e1s-kert v\u00e1rosr\u00e9szben adt\u00e1k el (3100-3300 Ft\/m2), m\u00edg a belv\u00e1rosban, a J\u00falia-telepen vagy a Hatvan utcai kertv\u00e1rosi r\u00e9szben ennek t\u00f6bbsz\u00f6r\u00f6se (15-28 Ft\/m2) volt az ir\u00e1nyad\u00f3, de a Bocskai-kert v\u00e1rosr\u00e9szre m\u00e1r ennek a dupl\u00e1ja volt jellemz\u0151.<\/p>\n<p class=\"text-align-justify\">A Balaton k\u00f6rny\u00e9k\u00e9n d\u00f6nt\u0151en befoly\u00e1solja a telek\u00e1rat a telep\u00fcl\u00e9sen bel\u00fcli elhelyezked\u00e9s, illetve a Budapestt\u0151l val\u00f3 t\u00e1vols\u00e1g: a legolcs\u00f3bb fajlagos \u00e1r\u00fa telkek m\u00e1r n\u00e9h\u00e1ny ezer forint\u00e9rt el\u00e9rhet\u0151k, de jellemz\u0151en 12-14 ezer, illetve az enn\u00e9l dr\u00e1g\u00e1bb, 20-22 ezer forintos n\u00e9gyzetm\u00e9ter\u00e1rakkal lehet mostan\u00e1ban tal\u00e1lkozni. Ezek az \u00e1rak a m\u00e1r lez\u00e1rt tranzakci\u00f3kra vonatkoznak a hirdet\u00e9sekben enn\u00e9l magasabb \u00e1rakkal tal\u00e1lkozhat a gyan\u00fatlan \u00e9rdekl\u0151d\u0151: \u00e9rdemes a piacot ismer\u0151 szakemberhez fordulni, ha az \u00e1lmok helyett a val\u00f3s piacr\u00f3l t\u00e1j\u00e9koz\u00f3dn\u00e1nk \u2013 fogalmazott az Otthon Centrum elemz\u00e9si
