Hasonl\u00f3, 200,6 sz\u00e1zal\u00e9kos lak\u00e1s\u00e1rindex jellemezte Csehorsz\u00e1got is, ahol \u00e9ves szinten a legnagyobb ar\u00e1ny\u00fa, 26 sz\u00e1zal\u00e9kos \u00e1remelked\u00e9st regisztr\u00e1lt\u00e1k &#8211; jelezte az OTP Ingatlanpont elemz\u00e9s\u00e9ben.<\/p>\n<p>Az \u00faj lak\u00e1sok \u00e1tlagos \u00e1ra orsz\u00e1gosan 44,6 milli\u00f3, m\u00edg a f\u0151v\u00e1rosban 53 milli\u00f3 forint volt, az ad\u00e1sv\u00e9telek legnagyobb ar\u00e1nyban tov\u00e1bbra is Budapesten realiz\u00e1l\u00f3dtak, m\u00edg a megyesz\u00e9khelyeken \u00e9rt\u00e9kes\u00edtett\u00e9k az \u00faj\u00e9p\u00edt\u00e9s\u0171 lak\u00e1sok k\u00f6zel negyed\u00e9t.<\/p>\n<p>Mint kiemelt\u00e9k, az el\u0151zetes adatok alapj\u00e1n a f\u0151v\u00e1ros agglomer\u00e1ci\u00f3j\u00e1ban a haszn\u00e1lt lak\u00e1sok \u00e1tlagos \u00e1ra 31 sz\u00e1zal\u00e9kkal n\u00f6vekedett 2020-hoz k\u00e9pest<strong>, m\u00edg a csal\u00e1di h\u00e1zak \u00e1tlag\u00e1ra Pest megy\u00e9ben 41 sz\u00e1zal\u00e9kkal emelkedett.<\/strong><\/p>\n<p>Mindezek alapj\u00e1n minden szempontb\u00f3l t\u00falsz\u00e1rnyalta az el\u0151zetes v\u00e1rakoz\u00e1sokat a tavalyi \u00e9v, amit a forgalom b\u0151v\u00fcl\u00e9se mellett dinamikus \u00e1remelked\u00e9s jellemzett a KSH \u00e9s az MNB legfrissebb, 2021. IV. negyed\u00e9v\u00e9t is feldolgoz\u00f3 lak\u00e1s\u00e1rindexei szerint. A k\u00f6z\u00f6lt statisztik\u00e1k elt\u00e9r\u0151 m\u00f3dszertanon alapulnak, \u00e9s egyel\u0151re el\u0151zetesek, az \u00fajabb forgalmi adatok feldolgoz\u00e1s\u00e1val v\u00e1ltozhatnak \u2013 jelezte az OTP Ingatlanpont, eml\u00e9keztetve, hogy a KSH adatai alapj\u00e1n 2021 teljes \u00e9vben az ad\u00e1sv\u00e9telek sz\u00e1ma 19 sz\u00e1zal\u00e9kkal n\u00f6vekedett a 2020-as, hasonl\u00f3 feldolgozotts\u00e1ghoz k\u00e9pest, ami a 2018-as forgalmi cs\u00facst\u00f3l m\u00e9g elmarad, de a j\u00e1rv\u00e1nyid\u0151szakot megel\u0151z\u0151, 2019-es \u00e9v adatait m\u00e1r k\u00f6zel 4 sz\u00e1zal\u00e9kkal meghaladja.<\/p>\n<p>\u00c9ves szinten 2021-ben a haszn\u00e1lt lak\u00e1sok forgalma 18 sz\u00e1zal\u00e9kkal b\u0151v\u00fclt, m\u00edg az \u00faj lak\u00e1sokb\u00f3l 32 sz\u00e1zal\u00e9kkal t\u00f6bbet adtak el.<\/p>\n<p>\u201eA megszokottn\u00e1l kor\u00e1bban \u00e9s nagyobb lend\u00fclettel \u00e9ledt tavaly az ingatlanpiac, amiben meghat\u00e1roz\u00f3 szerepe volt a 2021. janu\u00e1rt\u00f3l el\u00e9rhet\u0151, kib\u0151v\u00edtett otthonteremt\u00e9si t\u00e1mogat\u00e1soknak. A forgalom \u00e9s \u00e1remelked\u00e9s szempontj\u00e1b\u00f3l kifejezetten er\u0151s els\u0151 \u00e9s m\u00e1sodik negyed\u00e9v ut\u00e1n a harmadik negyed\u00e9vben m\u00e1r \u00e9rezhet\u0151ek voltak a roml\u00f3 kamatk\u00f6rnyezet jelei, majd az \u00e9v v\u00e9g\u00e9hez k\u00f6zeledve a Z\u00f6ld Otthon program elindul\u00e1sa adott \u00fajabb l\u00f6k\u00e9st, ami viszont csak az \u00faj\u00e9p\u00edt\u00e9sek egy bizonyos szegmens\u00e9t \u00e9rintette, \u00edgy hat\u00e1sa az \u00f6sszforgalomban kev\u00e9sb\u00e9 \u00e9rhet\u0151 tetten\u201d \u2013 mondta Valk\u00f3 D\u00e1vid az OTP Ingatlanpont vezet\u0151 elemz\u0151je.<\/p>\n<p>Nem csak a forgalom b\u0151v\u00fclt 2020-hoz k\u00e9pest, hanem az \u00faj \u00e9s haszn\u00e1lt ingatlanok \u00e1rv\u00e1ltoz\u00e1sa is ism\u00e9t egy\u00fctt mozgott a tavalyi \u00e9vben.<\/p>\n<p>\u00c9v v\u00e9g\u00e9re a haszn\u00e1lt lak\u00e1sok \u00e1ra 21 sz\u00e1zal\u00e9kkal, m\u00edg az \u00faj\u00e9p\u00edt\u00e9sek\u00e9 22 sz\u00e1zal\u00e9kkal volt magasabb 2020. IV. negyed\u00e9v\u00e9nek szintj\u00e9n\u00e9l. Ez a haszn\u00e1lt lak\u00e1sok eset\u00e9ben a KSH \u00e1ltal eddig regisztr\u00e1lt legmagasabb \u00e9ves \u00e1remelked\u00e9s, az \u00faj lak\u00e1sok eset\u00e9ben pedig mind\u00f6ssze 1 sz\u00e1zal\u00e9kponttal marad el a 2017-es rekordt\u00f3l.<\/p>\n<p>A KSH adatai alapj\u00e1n a haszn\u00e1lt lak\u00e1sok eset\u00e9ben 2021-ben minden magyarorsz\u00e1gi telep\u00fcl\u00e9skateg\u00f3ri\u00e1ban n\u00f6vekedett a forgalom, azonban a k\u00f6zs\u00e9gek kor\u00e1bban dinamikus b\u0151v\u00fcl\u00e9se valamelyest lelassult \u00e9s a v\u00e1rosok \u00fctem\u00e9n\u00e9l alacsonyabb m\u00e9rt\u00e9kben n\u0151tt a tranzakci\u00f3sz\u00e1m. A legl\u00e1tv\u00e1nyosabb n\u00f6veked\u00e9st Budapesten regisztr\u00e1lt\u00e1k, ahol a forgalom \u00e9ves szinten 17 sz\u00e1zal\u00e9kkal haladta meg a 2019-es \u00e9rt\u00e9ket, igaz, hogy a 2015-\u00f6s cs\u00facshoz k\u00e9pest a lemarad\u00e1s, azonos feldolgozotts\u00e1g mellett, m\u00e9g mindig 39 sz\u00e1zal\u00e9kos.<\/p>\n<p>A lak\u00f3ingatlanok region\u00e1lis szint\u0171 \u00e1rv\u00e1ltoz\u00e1s\u00e1ba az MNB \u00e1rindexe enged betekint\u00e9st. A friss statisztika alapj\u00e1n, 2020. IV. negyed\u00e9v\u00e9hez k\u00e9pest \u00e9ves szinten, Budapesten 11,3, a k\u00f6zs\u00e9gekben 22,3 sz\u00e1zal\u00e9kos, a vid\u00e9ki v\u00e1rosokban pedig enn\u00e9l is magasabb, 25 sz\u00e1zal\u00e9kos nomin\u00e1lis (infl\u00e1ci\u00f3val nem korrig\u00e1lt) dr\u00e1gul\u00e1st regisztr\u00e1ltak.<\/p>\n<p>B\u00e1r stabil n\u00f6veked\u00e9ssel z\u00e1rt a tavalyi \u00e9v, de
