Hab\u00e1r az ingatlank\u00f6zvet\u00edt\u0151k szerint a vev\u0151k jelent\u0151s r\u00e9sze alaposan \u00e1tgondolja a lehet\u0151s\u00e9geit, amikor belev\u00e1g az ingatlanv\u00e1s\u00e1rl\u00e1sba, m\u00e9gis el\u0151fordul, hogy olykor kompromisszumot kell k\u00f6tni\u00fck valamely param\u00e9ter tekintet\u00e9ben. Ah\u00e1ny vev\u0151, annyif\u00e9le elv\u00e1r\u00e1s fogalmaz\u00f3dik meg benn\u00fck a megv\u00e1s\u00e1roland\u00f3 ingatlannal szemben, \u00edgy a megk\u00f6t\u00f6tt kompromisszumok el\u00e9g elt\u00e9r\u0151ek lehetnek &#8211; jelezte mindj\u00e1rt az elej\u00e9n Balla Frigyes, a Balla Ingatlan IV. ker\u00fcleti irod\u00e1j\u00e1nak szakmai vezet\u0151je. Ugyanakkor tapasztalatai szerint, az ingatlankeres\u0151k eset\u00e9ben az ingatlan kiv\u00e1laszt\u00e1s\u00e1t alapvet\u0151en k\u00e9t fontos szempontrendszer hat\u00e1rozza meg.<\/p>\n<p class=\"x_MsoNormal\">Az els\u0151be olyan krit\u00e9riumok tartoznak, melyekb\u0151l nem tudnak engedni. Ezeket nevezhetj\u00fck \u201csz\u00fcks\u00e9gleteknek\u201d, vagy domin\u00e1ns v\u00e1s\u00e1rl\u00e1si sz\u00e1nd\u00e9knak is. Ilyen tipikusan a szobasz\u00e1m, a lok\u00e1ci\u00f3, az \u00e1r, vagy az \u00e1llapot.<\/p>\n<p class=\"x_MsoNormal\">Ugyanakkor emellett vannak \u201cv\u00e1gyaik\u201d is, melyek eset\u00e9ben m\u00e1r j\u00f3val nagyobb rugalmass\u00e1got lehet megfigyelni. Tapasztalatai azt mutatj\u00e1k, hogy a \u201csz\u00fcks\u00e9gletekb\u0151l\u201d nem szeretnek engedni, ugyanakkor a \u201cv\u00e1gyak\u201d eset\u00e9ben hajland\u00f3ak kompromisszumra, k\u00fcl\u00f6n\u00f6sen abban az esetben, ha a domin\u00e1ns v\u00e1s\u00e1rl\u00e1si sz\u00e1nd\u00e9knak egy\u00e9bk\u00e9nt marad\u00e9ktalanul megfelel a kiszemelt ingatlant.<\/p>\n<p class=\"x_MsoNormal\">Balla Frigyes azt is megjegyezte, hogy \u00e1ltal\u00e1ban &#8211; hacsak nem korl\u00e1tlanok a p\u00e9nz\u00fcgyi lehet\u0151s\u00e9gek &#8211; a legt\u00f6bb esetben a vev\u0151k k\u00e9nytelenek valamilyen kompromisszumot k\u00f6tni. Ez \u00e1ltal\u00e1ban egyetlen param\u00e9ter eset\u00e9ben t\u00f6rt\u00e9nik meg. J\u00f3val kevesebben hajland\u00f3ak ak\u00e1r 2 t\u00e9nyez\u0151t elengedni, 3-4 param\u00e9ter elenged\u00e9s\u00e9t gyakorlatilag m\u00e1r senki sem v\u00e1llalja be. Hozz\u00e1tette ugyanakkor azt is, hogy term\u00e9szetesen az ingatlan keres\u00e9s\u00e9re ford\u00edthat\u00f3 id\u0151 is l\u00e9nyeges t\u00e9nyez\u0151 a kompromisszumk\u00e9szs\u00e9g szempontj\u00e1b\u00f3l. Hiszen aki nem \u201chat\u00e1rid\u0151re\u201d keres ingatlant, azaz nem s\u00fcrg\u0151s neki a v\u00e1s\u00e1rl\u00e1s, mert semmilyen \u00e9lethelyzet nem k\u00e9nyszer\u00edti v\u00e1lt\u00e1sra, az k\u00f6nnyebben keresg\u00e9li \u201caz igazit\u201d, egy olyan ingatlant, amibe \u00fagymond beleszeret.<\/p>\n<p class=\"x_MsoNormal\">A szak\u00e9rt\u0151 tapasztalatai szerint azonban az \u00fcgyfelek t\u00f6bbs\u00e9g\u00e9nek fontos t\u00e9nyez\u0151 az id\u0151 is, az\u00e9rt \u0151k \u00e9rezhet\u0151en nyitottabbak a kompromisszumokra. \u00c1ltal\u00e1ban azt lehet mondani, hogy 10-15 bemutat\u00e1sb\u00f3l meg is tal\u00e1lj\u00e1k a sz\u00e1mukra megfelel\u0151 ingatlant. A r\u00e1\u00e9r\u0151s \u00fcgyfelek ezzel szemben ak\u00e1r 40-50 ingatlant is megn\u00e9znek, de m\u00e9g \u00edgy sem biztos, hogy v\u00e1lasztani tudnak, pont a kompromisszumk\u00e9szs\u00e9g teljes hi\u00e1nya miatt. Mindenesetre azok az \u00fcgyfelek, akiknek v\u00e1s\u00e1rolni \u201ckell\u201d &#8211; b\u00e1rmely ok is \u00e1lljon a h\u00e1tt\u00e9rben -, \u00e1ltal\u00e1ban hajland\u00f3ak elengedni v\u00e1gyaik egy r\u00e9sz\u00e9t \u00e9s nyitottak n\u00e9mi kompromisszumra, m\u00e1r amennyiben teljes\u00fclnek a legfontosabb keres\u00e9si szempontjaik, mint az \u00e1r, a szobasz\u00e1m vagy az elhelyezked\u00e9s. A t\u00f6bbiek pedig, akik \u00fagymond a lehet\u0151 legjobb ingatlant keresik, \u00e1ltal\u00e1ban csak n\u00e9zel\u0151dnek, \u00e9s rendk\u00edv\u00fcl nehezen jutnak el a v\u00e1s\u00e1rl\u00e1sig, feltehet\u0151en az\u00e9rt, mert nincs olyan t\u00e9nyez\u0151, mely erre k\u00e9nyszer\u00edten\u00e9 \u0151ket &#8211;
