A jegybanki adatok meger\u0151s\u00edtik a Duna House (DH) piaci tapasztalatait a vid\u00e9ki ingatlanpiac er\u0151s\u00f6d\u00e9s\u00e9r\u0151l, valamint a tov\u00e1bbra is akt\u00edv piaci \u00e9rdekl\u0151d\u00e9sr\u0151l. Az ingatlank\u00f6zvet\u00edt\u0151 \u00e1ltal k\u00f6z\u00f6lt keresleti mutat\u00f3k a m\u00e1sodik negyed\u00e9vben az el\u0151z\u0151 \u00e9vek azonos id\u0151szak\u00e1hoz k\u00e9pest emelked\u0151 tendenci\u00e1t mutattak \u2013 der\u00fcl ki a DH \u00e9rt\u00e9kel\u00e9s\u00e9b\u0151l.<\/p>\n<p class=\"text-align-justify\">A DH becsl\u00e9se alapj\u00e1n 2021 m\u00e1sodik negyed\u00e9v\u00e9ben t\u00f6bb, mint 41 ezer ad\u00e1sv\u00e9tel bonyol\u00f3dott Magyarorsz\u00e1gon. A tavalyi koronav\u00edrusos \u00e9v eredm\u00e9nyeihez k\u00e9pest ez 62 sz\u00e1zal\u00e9k emelked\u00e9s, de az akt\u00edvabb 2018-hoz \u00e9s 2019-hez k\u00e9pest is 3, illetve 7 sz\u00e1zal\u00e9kos n\u00f6veked\u00e9s \u00e1prilis-j\u00faniusra vet\u00edtve.<\/p>\n<p class=\"text-align-justify\">Az MNB adatai szerint \u2013 a janu\u00e1r-m\u00e1rciusi id\u0151szakhoz hasonl\u00f3an \u2013 az idei m\u00e1sodik negyed\u00e9vben is a vid\u00e9ki v\u00e1rosokban emelkedtek a legnagyobb m\u00e9rt\u00e9kben a lak\u00e1s\u00e1rak, mintegy 3,5 sz\u00e1zal\u00e9kkal. Az \u00e9ves \u00e1remelked\u00e9s 18,2 sz\u00e1zal\u00e9k volt ezeken a telep\u00fcl\u00e9seken, ami tov\u00e1bbi \u00e9l\u00e9nk\u00fcl\u00e9st mutat 2020 \u00e9s 2021 els\u0151 negyed\u00e9ves adataihoz (14,1 sz\u00e1zal\u00e9k) k\u00e9pest. A budapesti \u00e9s orsz\u00e1gos \u00e1rv\u00e1ltoz\u00e1sok m\u00e9rt\u00e9ke j\u00f3csk\u00e1n elmarad a vid\u00e9k m\u00f6g\u00f6tt. M\u00edg a f\u0151v\u00e1rosban negyed\u00e9ves \u00f6sszevet\u00e9sben 3,2, \u00e9ves alapon pedig 9,1 sz\u00e1zal\u00e9kkal dr\u00e1gultak a lak\u00e1sok, addig az orsz\u00e1gos \u00e1tlag 3,1 sz\u00e1zal\u00e9k emelked\u00e9s az els\u0151 negyed\u00e9vhez k\u00e9pest, az \u00e9ves n\u00f6veked\u00e9si \u00fctem azonban 13,3 sz\u00e1zal\u00e9kot \u2013 egy sz\u00e1zal\u00e9kpont cs\u00f6kken\u00e9st &#8211; mutat.<\/p>\n<p class=\"text-align-justify\">A KSH is most tette k\u00f6zz\u00e9 m\u00e1sodik negyed\u00e9ves lak\u00e1spiaci jelent\u00e9s\u00e9t, ami az el\u0151bbiekkel egybe v\u00e1g\u00f3 tendenci\u00e1kr\u00f3l sz\u00e1mol be. A j\u00e1rv\u00e1ny ellen\u00e9re is 17 sz\u00e1zal\u00e9kkal emelkedett az \u00e9rt\u00e9kes\u00edt\u00e9sek sz\u00e1ma 2021 els\u0151 h\u00e1rom h\u00f3napj\u00e1ban az egy \u00e9vvel kor\u00e1bbihoz k\u00e9pest. Egy haszn\u00e1lt lak\u00e1s \u00e1tlagosan 19,2, egy \u00faj 40 milli\u00f3 forintba ker\u00fclt az idei els\u0151 f\u00e9l\u00e9vben. A f\u0151v\u00e1rosi haszn\u00e1lt lak\u00e1sok \u00e1tlag\u00e1ra a pesti bels\u0151 \u00e9s a budai ker\u00fcletekben (amelyekben az elm\u00falt \u00e9vekben tal\u00e1n els\u0151k\u00e9nt l\u00e9pte \u00e1t az egymilli\u00f3s n\u00e9gyzetm\u00e9ter\u00e1rat) m\u00e9rs\u00e9kl\u0151d\u00f6tt, m\u00edg a t\u00f6bbi ker\u00fcletben emelkedett. Ugr\u00e1sszer\u0171en n\u0151tt a f\u0151v\u00e1rosi agglomer\u00e1ci\u00f3 lak\u00e1s\u00e1rszintje tavaly \u00f3ta, itt m\u00e1r 50 milli\u00f3 forintba ker\u00fcl egy \u00e1tlagos haszn\u00e1lt lak\u00e1s. A megyesz\u00e9khelyek k\u00f6z\u00fcl Sz\u00e9kesfeh\u00e9rv\u00e1rott, Debrecenben \u00e9s Gy\u0151r\u00f6tt a legdr\u00e1g\u00e1bbak a haszn\u00e1lt lak\u00e1sok. A balatoni agglomer\u00e1ci\u00f3ban a haszn\u00e1lt lak\u00e1sok \u00e1ra m\u00e1r meghaladja a budapestiek\u00e9t: 34,2-r\u0151l 38,2 milli\u00f3 forintra emelkedett egy \u00e9v alatt, a f\u0151v\u00e1rosban 36,2 milli\u00f3 forint volt 2021 els\u0151 hat h\u00f3napj\u00e1ban, ugyanannyi, mint egy \u00e9ve.<\/p>\n<p class=\"text-align-justify\"><em>\u00c9rd k\u00fcl\u00f6nleges helyzetben van, hiszen annak ellen\u00e9re, hogy megyei jog\u00fa v\u00e1ros, agglomer\u00e1ci\u00f3nak sz\u00e1m\u00edt, \u00e9s Budapestr\u0151l ink\u00e1bb ide k\u00f6lt\u00f6znek ki, semmint hogy v\u00e1rosunkb\u00f3l elv\u00e1ndoroln\u00e1nak az emberek. Az elm\u00falt k\u00e9t \u00e9vben itt is jelent\u0151sen emelkedtek az \u00e1rak: t\u00edpust\u00f3l f\u00fcgg\u0151en 50-100 sz\u00e1zal\u00e9kos \u00e1remelked\u00e9s is prognosztiz\u00e1lhat\u00f3 az elm\u00falt egy \u00e9v alapj\u00e1n. A kereslet nagyon er\u0151s, az \u00e9rdi k\u00edn\u00e1lat pedig pr\u00f3b\u00e1lja felvenni a versenyt, de ehhez sz\u00fcks\u00e9g van a sok \u00faj\u00e9p\u00edt\u00e9s\u0171 projektre.<\/em><\/p>\n<p class=\"text-align-justify\"><em>Ami a n\u00e9gyzetm\u00e9ter\u00e1rakat illeti, \u00c9rd igencsak az \u00e9lvonalban van: a Priv\u00e1tbank\u00e1r a napokban k\u00f6zz\u00e9tette az Otthon Centrum elemz\u00e9s\u00e9t, amely szerint a vid\u00e9ki v\u00e1rosok k\u00f6z\u00fcl \u00c9rden a legmagasabb a t\u00e1rsash\u00e1zi lak\u00e1sok n\u00e9gyzetm\u00e9ter\u00e1ra (600 ezer forint, a 387 ezer forintos orsz\u00e1gos \u00e1tlaggal szemben), panellak\u00e1sok tekintet\u00e9ben ott vagyunk a top \u00f6tben (az \u00e1tlag\u00e1r 348 ezer forint), a haszn\u00e1lt h\u00e1zak \u00e1tlagos n\u00e9gyzetm\u00e9ter\u00e1r\u00e1t tekintve pedig a negyedik helyen \u00e1ll telep\u00fcl\u00e9s\u00fcnk.
