Az ingatlank\u00f6zvet\u00edt\u00e9ssel foglalkoz\u00f3 Duna House elemz\u00e9se szerint a j\u00e1rv\u00e1ny\u00fcgyi helyzet miatt a v\u00e1rosi lak\u00e1sokban ragadt emberek, csal\u00e1dok szeretn\u00e9k \u00fajra szabadnak \u00e9rezni magukat, ez\u00e9rt kertkapcsolatos h\u00e1zakat keresnek. Ez a kik\u00f6lt\u00f6z\u00e9si hull\u00e1m nemcsak Budapestre jellemz\u0151, hanem szinte kiv\u00e9tel n\u00e9lk\u00fcl az orsz\u00e1g t\u00f6bbi nagyv\u00e1ros\u00e1ra, megyesz\u00e9khely\u00e9re is.<\/p>\n<p class=\"text-align-justify\">Gy\u0151r speci\u00e1lis eset: az agglomer\u00e1ci\u00f3 olyannyira n\u00e9pszer\u0171 \u00e9s \u00fagy megdr\u00e1gult, hogy most m\u00e1r jobban meg\u00e9ri be\u00e9p\u00edteni a v\u00e1roson bel\u00fcli telkeket, m\u00e9g viszonylag nagy befektet\u00e9ssel is. V\u00e1roson bel\u00fcl a lak\u00e1sokn\u00e1l 50, m\u00edg a h\u00e1zakn\u00e1l 30 sz\u00e1zal\u00e9kos \u00e1remelked\u00e9st figyeltek meg.<\/p>\n<p class=\"text-align-justify\">Vas megy\u00e9ben azok a falusi CSOK-os telep\u00fcl\u00e9sek n\u00e9pszer\u0171bbek, amelyek nem felt\u00e9tlen tartoznak Szombathely k\u00f6zvetlen agglomer\u00e1ci\u00f3j\u00e1ba, kifel\u00e9 haladva ugyanis sz\u00e9lesebb a v\u00e1laszt\u00e9k, igaz, jelent\u0151s \u00e1rk\u00fcl\u00f6nbs\u00e9g nincs Szombathelyhez k\u00e9pest. A tavalyi \u00e9vhez viszony\u00edtva 10-15 sz\u00e1zal\u00e9kos az \u00e1remelked\u00e9s, nagyobb ugr\u00e1s csak a falusi CSOK-os telep\u00fcl\u00e9seken figyelhet\u0151 meg.<\/p>\n<p class=\"text-align-justify\">Ami Sz\u00e9kesfeh\u00e9rv\u00e1rt illeti, sokkal t\u00f6bben k\u00f6lt\u00f6znek ki a v\u00e1rosb\u00f3l, mint eddig b\u00e1rmikor. Az elm\u00falt k\u00e9t \u00e9vben \u2013 mi\u00f3ta megjelent a piacon a Babav\u00e1r\u00f3 \u2013 70 sz\u00e1zal\u00e9kkal megemelkedtek az \u00e1rak, nemcsak az agglomer\u00e1ci\u00f3ban, de k\u00f6zel ekkora m\u00e9rt\u00e9kben a v\u00e1rosban is. Tavaly 15-20 sz\u00e1zal\u00e9kkal, vagyis nagys\u00e1grendileg 2-3 milli\u00f3 forinttal lehetett olcs\u00f3bban lak\u00e1shoz, h\u00e1zhoz jutni.<\/p>\n<p class=\"text-align-justify\">Baranya megy\u00e9ben is nagy a kereslet a falvakban, kisebb telep\u00fcl\u00e9seken a csal\u00e1di h\u00e1zak ir\u00e1nt. P\u00e9csett a csal\u00e1di h\u00e1z olyannyira megdr\u00e1gult, hogy csak nagyon sz\u0171k r\u00e9teg tudja megfizetni: egy j\u00f3 k\u00f6rny\u00e9ken l\u00e9v\u0151, norm\u00e1l \u00e1llapot\u00fa \u00e9s m\u00e9ret\u0171 h\u00e1zat 60-70 milli\u00f3 forintt\u00f3l lehet megv\u00e1s\u00e1rolni, az agglomer\u00e1ci\u00f3ban viszont ugyanez a t\u00edpus m\u00e1r 30 milli\u00f3 forintt\u00f3l el\u00e9rhet\u0151.<\/p>\n<p class=\"text-align-justify\">Csongr\u00e1d-Csan\u00e1d megyesz\u00e9khely\u00e9nek agglomer\u00e1ci\u00f3j\u00e1ban is jelent\u0151sen n\u0151ttek az \u00e1rak a falusi CSOK-nak \u00e9s a fel\u00faj\u00edt\u00e1si t\u00e1mogat\u00e1soknak k\u00f6sz\u00f6nhet\u0151en. \u00c1ltal\u00e1noss\u00e1gban 8 sz\u00e1zal\u00e9kos emelked\u00e9sr\u0151l besz\u00e9lhet\u00fcnk, ami hasonl\u00f3 m\u00e9rt\u00e9k\u0171 a szegedi \u00e1rv\u00e1ltoz\u00e1shoz. Ma m\u00e1r 10-15 milli\u00f3 alatt semmit nem kapnak a vev\u0151k, m\u00e9g vid\u00e9ken sem. Olyan nagym\u00e9rt\u00e9k\u0171 a kik\u00f6lt\u00f6z\u00e9si hajland\u00f3s\u00e1g, hogy a belv\u00e1rosi lak\u00e1sokat szinte nem lehet eladni.<\/p>\n<p class=\"text-align-justify\">Kecskem\u00e9t kertv\u00e1ros\u00e1ban, a k\u00f6zponthoz k\u00f6zel egy \u00e9p\u00edt\u00e9si telek 25-40 milli\u00f3 forintba, egy fel\u00faj\u00edt\u00e1sra v\u00e1r\u00f3 h\u00e1z pedig 30-35 milli\u00f3ba ker\u00fcl, m\u00edg az agglomer\u00e1ci\u00f3ban egy sz\u00e9pen karbantartott, r\u00e9gebbi t\u00edpus\u00fa h\u00e1zat m\u00e1r 22-25 milli\u00f3 forint\u00e9rt is meg tudnak v\u00e1s\u00e1rolni az \u00fcgyfelek. Ezeknek az elad\u00e1si \u00e1ra 3 \u00e9vvel ezel\u0151tt minimum 30 sz\u00e1zal\u00e9kkal volt alacsonyabb. A k\u00fcl\u00f6nb\u00f6z\u0151 \u00e1llami t\u00e1mogat\u00e1sok miatt f\u0151leg fiatal p\u00e1rok k\u00f6lt\u00f6znek ki a v\u00e1ros agglomer\u00e1ci\u00f3j\u00e1ba. \u00a0Debrecen k\u00f6rny\u00e9k\u00e9n is sokan k\u00f6lt\u00f6znek ki az agglomer\u00e1ci\u00f3ba: a megyesz\u00e9khelyen 50 milli\u00f3t\u00f3l kezd\u0151dik egy \u00e9lhet\u0151 csal\u00e1di h\u00e1z a kertv\u00e1rosi \u00f6vezetben, m\u00edg vid\u00e9ken alig harmad\u00e1\u00e9rt el\u00e9rhet\u0151 egy ugyanolyan param\u00e9ter\u0171. Az \u00e1rakat felhajtott\u00e1k a t\u00e1mogat\u00e1sok, f\u0151leg a falusi CSOK: van, ahol megdupl\u00e1z\u00f3dtak az \u00e1rak, de \u00e1ltal\u00e1noss\u00e1gban 50 sz\u00e1zal\u00e9kkal n\u0151ttek.<\/p>\n<p class=\"text-align-justify\">\u00c9rd k\u00fcl\u00f6nleges helyzetben van, hiszen annak ellen\u00e9re, hogy megyei jog\u00fa v\u00e1ros, agglomer\u00e1ci\u00f3nak sz\u00e1m\u00edt, \u00e9s Budapestr\u0151l ink\u00e1bb ide k\u00f6lt\u00f6znek ki, semmint hogy v\u00e1rosunkb\u00f3l elv\u00e1ndoroln\u00e1nak az emberek. A kereslet nagyon er\u0151s, az \u00e9rdi k\u00edn\u00e1lat pedig pr\u00f3b\u00e1lja felvenni a versenyt, de ehhez sz\u00fcks\u00e9g van a sok \u00faj\u00e9p\u00edt\u00e9s\u0171 projektre \u2013 hangs\u00falyozza a Duna House szak\u00e9rt\u0151je.<\/p>\n<p class=\"text-align-justify\">Ami a n\u00e9gyzetm\u00e9ter\u00e1rakat illeti, \u00c9rd igencsak az \u00e9lvonalban van: a Priv\u00e1tbank\u00e1r a napokban k\u00f6zz\u00e9tette az Otthon Centrum elemz\u00e9s\u00e9t, amely szerint a vid\u00e9ki v\u00e1rosok k\u00f6z\u00fcl \u00c9rden a legmagasabb a t\u00e1rsash\u00e1zi lak\u00e1sok n\u00e9gyzetm\u00e9ter\u00e1ra (600 ezer forint, a 387 ezer forintos orsz\u00e1gos \u00e1tlaggal szemben), panellak\u00e1sok tekintet\u00e9ben ott vagyunk a top \u00f6tben (az \u00e1tlag\u00e1r 348 ezer forint), a haszn\u00e1lt h\u00e1zak \u00e1tlagos n\u00e9gyzetm\u00e9ter\u00e1r\u00e1t tekintve pedig a negyedik helyen \u00e1ll telep\u00fcl\u00e9s\u00fcnk. Ezek \u00e1tlagos n\u00e9gyzetm\u00e9ter\u00e1ra 307 ezer forint; \u00c9rd a negyedik (397 ezer forinttal) Tatab\u00e1nya, Debrecen \u00e9s Sopron
