M\u00edg Budapesten a meghirdetett lak\u00e1sok t\u00falnyom\u00f3 t\u00f6bbs\u00e9g\u00e9n\u00e9l cs\u00f6kkentik az \u00e1rat az elad\u00f3k, addig vid\u00e9ken id\u00e9n t\u00edzb\u0151l n\u00e9gy \u00e1rat v\u00e1ltoztat\u00f3 elad\u00f3 az eredetileg meghirdetett \u00e1rn\u00e1l nagyobb \u00f6sszeget szeretne kapni az ingatlan\u00e9rt.<\/p>\n<p>Kiemelt\u00e9k, hogy b\u00e1r a koronav\u00edrus-j\u00e1rv\u00e1ny okozta sokkb\u00f3l kezd m\u00e1r \u00faj egyens\u00falyra be\u00e1llni a lak\u00e1spiac, de m\u00e9g messze van a pand\u00e9mia el\u0151tti szint: id\u00e9n ugyanis 135 ezer lak\u00e1s elad\u00e1s\u00e1ra lehet sz\u00e1m\u00edtani a mostani kil\u00e1t\u00e1sok szerint, ami m\u00e9g elmarad a 2019-ben el\u00e9rt majdnem 160 ezres ad\u00e1sv\u00e9telt\u0151l. Az \u00e9l\u00e9nk\u00fcl\u00e9s viszont nem hozott jelent\u0151s \u00e1remelked\u00e9st, ez abb\u00f3l is l\u00e1that\u00f3, hogy elad\u00e1sra k\u00edn\u00e1lt lak\u00e1sok \u00e9s h\u00e1zak eredetileg meghirdetett \u00e1r\u00e1t sok tulajdonos m\u00e9rs\u00e9kelte &#8211; der\u00fclt ki az ingatlan.com leg\u00fajabb elemz\u00e9s\u00e9b\u0151l.<\/p>\n<p>A k\u00f6zlem\u00e9nyben Balogh L\u00e1szl\u00f3, az ingatlan.com vezet\u0151 gazdas\u00e1gi szak\u00e9rt\u0151je kifejtette: &#8222;ma m\u00e1r orsz\u00e1gos szinten nem lehet temp\u00f3s \u00e1remelked\u00e9sr\u0151l besz\u00e9lni, hiszen a v\u00e1s\u00e1rl\u00f3er\u0151 sz\u00e1mos v\u00e1rosban, lok\u00e1ci\u00f3ban el\u00e9rte a maximumot. T\u00f6bbek k\u00f6z\u00f6tt Budapesten, ahol a 2014-ben kibontakoz\u00f3 lak\u00e1spiaci boomt\u00f3l kezdve jelent\u0151s dr\u00e1gul\u00e1s ment v\u00e9gbe, majd az \u00e1remelked\u00e9s nagyon lelassult 2019 m\u00e1sodik fel\u00e9ben \u00e9s a pand\u00e9mia megjelen\u00e9sekor. Sok tulajdonos bel\u00e1tta, hogy a t\u00fal\u00e1razott lak\u00f3ingatlanokat m\u00e1r egy\u00e1ltal\u00e1n nem lehet eladni, mert nem v\u00e9gtelen a fizet\u0151k\u00e9pes kereslet. Ha viszont engednek az \u00e1rb\u00f3l, hamarabb j\u00f6het vev\u0151, ami elengedhetetlen\u00fcl sz\u00fcks\u00e9ges, ha az elad\u00f3k az\u00e9rt \u00e1rulj\u00e1k a lak\u00e1sukat, mert \u0151k maguk is k\u00f6lt\u00f6zni szeretn\u00e9nek.&#8221;<\/p>\n<p>Az ingatlan.com adatai szerint a tavaly \u00e9s az id\u00e9n elad\u00e1sra k\u00edn\u00e1lt budapesti lak\u00e1sok 80 sz\u00e1zal\u00e9k\u00e1n\u00e1l cs\u00f6kkentett\u00e9k az eredeti \u00e1rat az \u00e1rv\u00e1ltoz\u00e1st v\u00e9grehajt\u00f3 tulajdonosok. Ez rekordszintet jelent, ugyanis a 2016-2019 k\u00f6z\u00f6tti id\u0151szakban 70 sz\u00e1zal\u00e9k alatt maradt az ar\u00e1nyuk. Tavaly \u00e9s az id\u00e9n az \u00e9rintett elad\u00f3k \u00e1tlagosan 4,3-4,5 sz\u00e1zal\u00e9kkal m\u00e9rs\u00e9kelt\u00e9k az \u00e1rat egy-egy v\u00e1ltoztat\u00e1s sor\u00e1n. Egy 45 milli\u00f3 forintos ingatlann\u00e1l ez t\u00f6bb mint 2 milli\u00f3 forintot jelent, \u00e9s ekkor m\u00e9g ott van az esetleges tov\u00e1bbi alku lehet\u0151s\u00e9ge. Az ingatlan.com szerint a f\u0151v\u00e1roson k\u00edv\u00fcli piacon n\u00e9mik\u00e9pp m\u00e1s a helyzet: a megyei jog\u00fa \u00e9s a kisebb v\u00e1rosokban a tavaly a j\u00e1rv\u00e1ny hat\u00e1s miatt emelkedett az \u00e1rat cs\u00f6kkent\u0151 elad\u00f3k ar\u00e1nya, de az id\u00e9n m\u00e1r vissza\u00e1llt a kor\u00e1bbi, 70-75 sz\u00e1zal\u00e9kos szintre.<\/p>\n<p>A k\u00f6zs\u00e9gekben egyre nagyobb a kereslet, \u00e9s a dr\u00e1gul\u00e1snak is van m\u00e9g tere, id\u00e9n ugyanis az \u00e1rat v\u00e1ltoztat\u00f3 tulajdonosok t\u00f6bb mint 40 sz\u00e1zal\u00e9ka emelte az \u00e1rat, miut\u00e1n meghirdette az ingatlant.
