Aki ebben a keretben gondolkodott, lehorgonyzott \u00c9rden \u2013 hirtelen \u00e9s t\u00f6megesen jelent meg a kereslet egy olyan v\u00e1rosban, amely a f\u0151v\u00e1ros k\u00f6zels\u00e9ge mellett m\u00e9g mindig t\u00f6bb, viszonylag megfizethet\u0151 \u00faj lak\u00e1st k\u00edn\u00e1lt.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"aligncenter size-full wp-image-88069\" src=\"https:\/\/erdmost.hu\/wp-content\/uploads\/2024\/01\/ingatlan_illusztracio_freepik-scaled.jpg\" alt=\"\" width=\"2560\" height=\"1707\" \/><\/p>\n<p>Holl\u00f3 Szilvia \u00e9rdi ingatlanszak\u00e9rt\u0151 szerint az \u00e1rak emelked\u00e9se t\u00f6bb l\u00e9pcs\u0151ben t\u00f6rt\u00e9nt az elm\u00falt \u00e9vekben. Egyr\u00e9szt a magas ingatlan\u00e1rak szempontj\u00e1b\u00f3l az agglomer\u00e1ci\u00f3s hat\u00e1r kitol\u00f3dott, hiszen ezt kezdetben Buda\u00f6rs, T\u00f6r\u00f6kb\u00e1lint \u00e9s Di\u00f3sd jelentette, de \u00c9rdet is bekebelezte ez a kateg\u00f3ria. A Covid idej\u00e9n a nagy sz\u00e1mban kik\u00f6lt\u00f6z\u0151k sem kedveztek az \u00e1raknak, a CSOK+, illetve az \u00f6nkorm\u00e1nyzat \u00e9p\u00edt\u00e9si tilalma szint\u00e9n befoly\u00e1solta, ugyanis a k\u00edn\u00e1lat nem tudta marad\u00e9ktalanul kiszolg\u00e1lni a megl\u00e9v\u0151 keresletet.<\/p>\n<blockquote><p>\u201eA legutols\u00f3 \u00e1rfelhajt\u00f3 hat\u00e1s a ny\u00e1r folyam\u00e1n bejelentett \u00e1llami t\u00e1mogat\u00e1s\u00fa fix 3%-os hitel, ami a j\u00falius \u00e9s augusztus h\u00f3napban nagyon er\u0151s vev\u0151i \u00e9rdekl\u0151d\u00e9st okozott, ennek hat\u00e1s\u00e1ra pedig az elad\u00f3k \u00c9rden 5-10 milli\u00f3 forinttal felemelt\u00e9k az \u00e1rakat\u201d<\/p><\/blockquote>\n<p>&#8211; hangs\u00falyozta az \u00c9rdMost k\u00e9rd\u00e9s\u00e9re Holl\u00f3 Szilvia.<\/p>\n<p>Hozz\u00e1tette: mindez elad\u00f3i oldalr\u00f3l nagyon rossz d\u00f6nt\u00e9snek bizonyult, mert sok vev\u0151 \u00edgy nem tett aj\u00e1nlatot, hiszen inkorrektnek \u00edt\u00e9lt\u00e9k, ez\u00e9rt vagy m\u00e1s telep\u00fcl\u00e9s fel\u00e9 fordultak, vagy eg\u00e9szen egyszer\u0171en \u00e9ppen ennyivel t\u00f6bb p\u00e9nz nem \u00e1llt rendelkez\u00e9s\u00fckre. A piaci pszichol\u00f3gia m\u0171k\u00f6d\u00f6tt: ha egy k\u00f6rny\u00e9ken sorra jelennek meg a magas \u00e1ron elkelt lak\u00e1sok, az \u00faj bel\u00e9p\u0151k \u00e9s beruh\u00e1z\u00f3k ehhez igaz\u00edtj\u00e1k \u00e1raikat.<\/p>\n<p style=\"font-weight: 400;\">A k\u00edn\u00e1lati oldal nem tudott l\u00e9p\u00e9st tartani a hirtelen megugr\u00f3 kereslettel. A v\u00e1ltoztat\u00e1si tilalom \u00e9s a kor\u00e1bbi \u00e9vek bizonytalanabb k\u00f6rnyezete t\u00f6bb helyen f\u00e9kezte az el\u0151k\u00e9sz\u00edt\u00e9st \u00e9s az \u00e9p\u00edt\u00e9st, \u00edgy a friss lak\u00e1sk\u00edn\u00e1lat nem b\u0151v\u00fclt el\u00e9g gyorsan. Az agglomer\u00e1ci\u00f3s \u00e9letm\u00f3d ir\u00e1nti ig\u00e9ny \u2013 k\u00fcl\u00f6n\u00f6sen a t\u00e1gasabb \u00faj \u00e9p\u00edt\u00e9s\u0171 lak\u00e1sok \u00e9s sorh\u00e1zi\/ikerh\u00e1zi megold\u00e1sok eset\u00e9ben \u2013 tov\u00e1bbra is er\u0151s. Sopron \u00e9s Gy\u0151r \u00e1tlagosan 1,3 milli\u00f3 forint k\u00f6r\u00fcl j\u00e1r, Debrecen 1,26 milli\u00f3 forint \u2013 \u00c9rd viszont ezek f\u00f6l\u00e9 l\u00e9pett. Vagyis ez nem elszigetelt anom\u00e1lia, hanem egy orsz\u00e1gos trend budapesti peremre vet\u00edtett, feler\u0151s\u00edtett
